Building Investigations

Building Investigations

WHEN PROBLEMS ARISE WITH YOUR BUILDING ENVELOPE, WE UNCOVER THE ISSUES AND DEVELOP THE PATH TO RESOLUTION.

IBI performs extensive investigations to uncover the source of issues and produces detailed and easy to understand reports and testimony to resolve the issue.

Evaluations

EXTERIOR BUILDING EVALUATION

IBI performs routine assessments of a building’s structural exterior to uncover and report damage, defects or other issues. This is a low-impact investigation that can be done with minimal disturbance as no materials are removed from the structure.

NEW CONSTRUCTION EVALUATION

Are you getting what you paid for?  We offer new construction evaluation to document the contractor’s compliance or non-compliance to building codes, manufacturer requirements, and industry standards.  A third party, expert set of eyes can help ensure the life of your investment, and your peace of mind.

RESOLUTION SPECIFICATIONS & DETAILS

We develop a very specific and detailed document for contractor bidding, work, and execution. It provides the contractor with a thorough understanding of accepted products, execution, installation and general methods of performing the work, and the process of Quality Control on site. These site-specific documents typically include 2D and 3D details to clearly represent the installation methods intended for the contractor.

Investigations

NON-INTRUSIVE INVESTIGATIONS

Non-Intrusive Investigations primarily involve observation and documentation of construction issues and may include leak detection, thermography, and flood testing.  Non-intrusive investigations do not remove building materials or involve forensic testing of components.

FORENSIC INVESTIGATIONS

This is the actual removal of building components to determine what is happening to the underlying components. These investigations may also include forensic, invasive, or destructive testing and analysis of the structure and components.

MOISTURE LEAK INVESTIGATION

In the Pacific Northwest, moisture is one of the leading causes of building deterioration.  We have a wide range of technologies and techniques to detect, identify and measure moisture related issues including moisture metering and flood tests to determine if leaks are present on the structure, and infrared scanning (thermography) to document and measure excess moisture within building materials.
