| INVESTIGATIONS |
IBI's investigations, or inspections, cover the gamut of construction issues. We offer both Non-Intrusive and Forensic Investigations. Non-Intrusive Investigations primarily involve observation and documentation of construction issues on your structure but may also include leak detection such as thermography and flood testing. Forensic Investigations include removal of building components to determine what is happening to the underlying components. These investigations may also include forensic testing. |

| LITIGATION SUPPORT |
IBI supports your case against the contractor or manufacturer by supplying defect lists, a scope of work, forensic investigation reports and any other documents that aid in legal decisions. We procure bids from contractors to determine the cost of repair and offer an experienced Expert Witness for court. |

| CONSTRUCTION PREPARATION |
We prepare you for construction by helping you budget the project, creating specifications and drafted details for contractor bidding, performing design & plan review and acquiring bids. We obtain bids from at least 3 contractors and provide our recommendations so you can be sure you're getting the best option for you (and, of course, the final decision is yours!). |

| CONSTRUCTION MANAGEMENT |
Once construction begins, we perform weekly on-site meetings to coordinate and solve any issues or concerns on-site. We oversee the contractor to ensure that products are applied and installed as required by both code and the manufacturer. After job completion, IBI provides a certificate that states that all products installed during the project have been installed according to recommendations and requirements. Finally, all installed products are included in a Warranty book.. |

| RESERVE STUDIES & MAINTENANCE MANUALS |
The Operations & Maintenance (O+M) Manual offers recommendations for use and maintenance of all major components on the structure to extend their lifespan. A Reserve Study is a financial budgeting plan for future repair and replacement. Typically HOAs and Condo Associations require Reserve Studies updates every one to three years. |
